ACHA Publishes 2014/15 Landlord Report

ACHA has published its 2014/15 Landlord Report, which measures its performance against the standards set out by the Scottish Housing Charter, introduced by the Scottish Government in 2012, in terms of quality and value of the service that should be provided.

Alastair MacGregor, ACHA’s Chief Executive stated that

“The Association has not carried out a full Tenant Satisfaction Survey since the introduction of the Charter so some of the satisfaction levels we are reporting on are historic. We will carry out a full Tenant Satisfaction Survey to tie in with our next landlord report.

Areas of improvement that we are able to report on include tenant satisfaction with their home when they move in. This has increased from a 71% to 78% satisfaction rate. I am also pleased to advise that overall satisfaction with ACHA’s repairs service has increased from 96.7% to 97.6% compared with 2013/14.

The Association also improved its Repairs Appointments Kept from 87.2% to 87.6% compared with 2013/14. The Association is pleased with the high level of tenant satisfaction with our repairs service at 98%. The number of repairs completed rose from 15,764 to 16,140. Our reactive repairs completed right first time slipped from 96.8% in 2013/14 to 86.3% this year, which still favours well compared with other landlords.

I am also pleased to report that in relation to Stage 1 complaints we have improved our performance over last year’s. The Association has a small number of Stage 2 complaints where our performance has slipped in this area from last year in terms of response time. Monthly reporting measures have been introduced that have improved performance in this area, which will be fully reflected in next year’s figures.

The Association is committed to improving our services to tenants and other service users and the areas in the landlord report we need to improve on will be prioritised by the Association.”

Prior to finalising the report, ACHA consulted with members of its Tenants Consultation Register, seeking their views on the information to be provided; as a result of the consultation no changes were made.
