Job Purpose
To deliver housing and neighbourhood services to tenants and other customers.
To efficiently and effectively manage and authorise the allocation process for available properties in line with legislation, policy and local targets.
To identify, analyse and report on existing and emerging local trends in relation to void management and waiting lists.
To identify, analyse and report on existing and emerging local trends which impact on our estates.
Main Objectives of Post
To deliver the most effective use of properties and assets owned or managed by the Association, in line with the organisations policies and procedures
To ensure that the Association maintains high levels of customer service and satisfaction in all aspects of its housing management and neighbourhood services
To support the involvement and participation of tenants and other customers in the development of the Associations services and activities
To ensure that positive outcomes in relation to the Scottish Social Housing Charter are achieved.
To ensure that Key Performance Indicator targets are met
To contribute to the continuous improvement of the Associations services
Principal Duties
Services
Ensure that all properties and assets are let in line with legislation, policy and targets
Ensure that the Association maximises rental and service charge income and minimises debts, through effective use of legislation, policy and targets
Ensure that the requirements of the Scottish Social Housing Charter are met
Ensure that external and internal key performance targets are met
Ensure Customer Complaints are dealt with effectively in line with policy
Ensure supervision of relevant contracts, for example grounds maintenance
Ensure regular estate inspections, including play parks, are carried out
Contribute to the development, production and implementation of Association policies, procedures and strategies.
Assist with data collection for the purposes of monitoring performance and complying with regulatory requirements is carried out
Monitor and report on relevant Housing Management activities, including budget monitoring
Deputise for the Local Manager as required
Staff
Motivate, manage and provide staff with appropriate support, welfare and resources to carry out their day to day work safely and effectively, ensuring the highest levels of customer care and satisfaction.
Undertake periodic staff appraisal and developing programmes for individual staff development
Deal effectively and quickly with sub-standard staff performance
Manage staff working patterns (flexi-time, holidays, sickness etc) in order that the Association maintains effective service delivery
Other
Provide support to local community groups and tenant organisations
Attend meetings out with normal office hours when required
Represent the Association externally, as and when required, for example court appearances, external contractor meetings, forums
Comply with and promote the Association's Vision and Values, Code of Conduct and professional standards by behaving in a professional manner at all times.
Ensure all statutory and Association regulations are followed, including Health & Safety, in order to protect customers, employees and the business interests of the Association
